MEP asset capture to DIN 276
Metrika360 captures the technical systems of an existing building as a structured asset inventory to DIN 276, cost group 400: from heat supply through ventilation and electrical systems to conveying systems and building automation. Every asset gets its room reference from the room book and is documented with photographs. The result is vendor-neutral and ready to import into any CAFM system, as the basis for maintenance planning and operator duties.
Capture or modelling? Two services, one site visit
MEP modelling delivers the geometry of the building services as a 3D discipline model, so that design and clash detection can take place. MEP asset capture delivers the attributes of the systems as an inventory, so that they can be maintained, inspected and budgeted.
As a rule of thumb: design needs the model, operation needs the inventory. Both can come from the same site visit.

Structured by cost group 400
DIN 276 provides the structure that design, cost planning and CAFM all understand:
| CG | System group |
|---|---|
| 410 | Wastewater, water and gas systems |
| 420 | Heat supply |
| 430 | Ventilation and air conditioning |
| 440 | Electrical systems |
| 450 | Communication systems |
| 460 | Conveying systems |
| 470 | Use-specific systems |
| 480 | Building automation |
For each asset we record type and location with room number, the details readable on the rating plate such as manufacturer and year of manufacture, the visual condition and its relevance for inspection and maintenance.
Capture depth and data model are fixed before the project starts: you define the risk, we capture the systems you are liable for.
Typical occasions
Introducing or changing a CAFM system. The systems are the second half of the master data, alongside areas and the room book.
Maintenance tender. Anyone who does not know their systems tenders lump sums and pays them.
Operator duties and audit. Complete evidence of which systems subject to inspection are located where.
Acquisition due diligence. The technical inventory as a list rather than as a surprise.
Scope of delivery
- Asset inventory to DIN 276 / CG 400 as Excel or CSV, ready to import into your CAFM system
- Room reference for each asset from the room book, so that fault reports and maintenance find their way
- Photo documentation for each asset, including the rating plate where accessible
- On request combined with the building survey: one site visit, both halves of the data
Capture takes place while the building is in operation; we agree capture depth and data model for your CAFM together with our specialist partner for asset capture. One survey, one data model, one point of contact.

Frequently asked questions about MEP asset capture
How does this differ from MEP modelling?
Modelling produces geometry for design (discipline model, clash detection); capture produces attributes for operation (inventory, maintenance, inspection duties). Anyone refurbishing usually needs both; anyone simply operating a building often only needs the capture.
What is recorded for each asset?
Location with room number, system type to CG 400, rating plate data where readable, photo, visual condition and inspection relevance. Depth and attribute catalogue are defined before the project starts, not debated afterwards.
Will it run in our CAFM system?
Yes. Handover is vendor-neutral as Excel/CSV with unambiguous room references; which system you use makes no difference to usability.
Can it be combined with the building survey?
Yes, that is the most economical route: while the geometry is being scanned, the building services are captured. One appointment, both halves of the master data.
