For public-sector clientsDigitisation of existing buildings for procurement procedures and tenders

Contracting authorities check suitability. This page anticipates the recurring checkpoints: who we are, how we capture, how we assure quality and in which standard-compliant formats we deliver.

Consistent across the entire estate

The same set-up for every property: the same layer structure, the same room numbering system, the same title block. That is the difference between a collection of plans and documentation of a property estate.

Interdisciplinary team

Architecture, geoinformatics, civil engineering and software development work on the same projects. Survey, modelling and checking are therefore not in one pair of hands, but in three.

Pre-qualification

The official pre-qualification (AVPQ) is in place. This means that proof of suitability does not have to be provided anew in every procedure, which speeds up participation.

The process in five steps

  1. Needs analysis

Agreement on scope, level of detail, target system and CAD guideline.

  2. On-site capture

Terrestrial laser scanning, mobile mapping and drone – during ongoing operation, without interruption.

  3. Data processing and modelling

Registration, cleaning and derivation of the agreed deliverables.

  4. Handover

Delivery in the agreed formats, on request with a test import into the target system.

  5. Updating

Updating of the data basis in the event of conversion, refurbishment or extension.

Quality assurance

Survey, modelling and validation are in separate hands. The model is checked against the point cloud and the comparison is documented – traceable, not merely assured.

Standard-compliant deliverables

Areas and room book to DIN 277, technical plant to DIN 276 via our plant partner, handover in vendor-neutral formats.

How the service is put out to tender

As-built data capture can be specified, and without a specification the bids are not comparable. Five details are sufficient.

  • The target system and its data model. It determines which fields are filled.
  • The applicable room numbering. In estates that have grown over time several exist; the client decides which one applies.
  • The required areas: DIN 277, living areas, lettable areas – or several of them.
  • The CAD guideline with layer structure, title block and scale.
  • The scope of attributes per room, i.e. the depth of the room book.

We provide this specification even if another firm wins the tender in the end. A clearly specified service is worth more to you than a contract is to us.

What is different with several properties

With one building, the survey is the work. With twenty, it is the consistency.

Structure, layers, room numbering system and scope of attributes are defined once and applied to every property. Only then can areas be compared between properties, key figures be formed and framework contracts for cleaning or maintenance be tendered on reliable figures.

It has proven worthwhile to take one property all the way through – right into the target system – and only then to commission the others. Whatever comes to light with the first one would otherwise have had to be corrected twenty times. See as-built data capture.

Evidence and verifiability

What an administration must be able to provide is not only the result, but evidence of how it was arrived at.

  • The survey report with method, instrument class and accuracy achieved, separated into internal and external accuracy.
  • The spatial reference in the official system, see georeferencing. Without it, the survey does not match the cadastral map and the development plan.
  • The point cloud as an unaltered raw data set. It is the record against which any later question can be checked.
  • Open formats. DWG, IFC, Excel, E57. The data belongs to you and remains usable without being tied to any software.

Frequently asked questions

Do we receive a specification that can be used for a tender?

Yes. We provide it even if another firm wins the tender in the end. A clearly specified service is worth more to you than a contract is to us.

Can several properties be surveyed consistently?

Yes, and that is what the approach is designed for. Structure, layers and room numbering system are defined once and applied to every property. It has proven worthwhile to take one property all the way through before the others are commissioned.

Does the data belong to us?

Yes, in open formats and without being tied to any software or to us: DWG, IFC, Excel, the point cloud as E57.

What evidence do we receive?

The survey report with method and accuracy achieved, the spatial reference in the official system and the point cloud as an unaltered raw data set.

Can the survey take place during the holidays or at the weekend?

Yes. For schools that is the norm. The survey date is arranged around your operations.

Documents for your tender

We supply the specification and accuracy details in the form that a procurement procedure requires. On request as text modules for your documents.
