Deconstruction concept
Before deconstruction, it must be clear what will arise: which quantities, which materials, what has to be separated and what can be recycled. The costs do not arise during demolition but during disposal, and disposal depends on quantity and on how cleanly the materials are separated.
When the need arises
- Replacement construction and the question of what deconstructing the existing building will cost
- Partial deconstruction while the building remains in operation
- Evidence of recycling and separate collection
- Pre-acquisition due diligence when deconstruction is under consideration
Where the data come from
This service calculates with geometry: areas, heights, openings, orientation, component build-ups. In a new building, the design model provides this information. For an existing building it does not exist, and that is precisely the usual stumbling block.
We collect this basic data during the as-built survey anyway. The same survey that produces the floor plans and the room data sheet also provides the values used for the calculations here. No second appointment and no second data collection are needed.
- As-built data capture – the survey this builds on
- Scan-to-BIM – the as-built model, when calculation should replace estimation
- DIN 277 – the areas that go into almost all of these calculations
What the survey contributes and what it does not
The survey provides the geometry: component areas, heights, volumes, number and position of components. From this come quantities, and quantities are the part where a deconstruction cost estimate is usually inaccurate, because they are estimated using benchmark values per square metre.
What the survey does not provide is knowledge of the materials behind the surface and the hazardous substances assessment. Both are a matter for a component investigation and a hazardous substances report. We state this clearly here, because a deconstruction cost estimate without a hazardous substances assessment is not an estimate.
More in this group
These services build on the same survey. If you need one of them, you usually need a second one too.
